There’s something special about August in the Reno-Tahoe region. Summer is still very much here, but you can feel the seasons beginning to shift. The days are warm, the lake is inviting, trails are busy, and our communities are filled with events — while the first hints of fall begin to appear.
It’s also an interesting time in the real estate market.
Whether you’re thinking about buying, selling, investing, or simply keeping an eye on the value of your home, August is a good time to look at what has happened during the first half of the year and what that may mean as we head toward fall.

As always, though, real estate here is highly local.
What’s happening in Incline Village can look very different from Truckee, Reno, Tahoe City, Olympic Valley or another community around the lake. Even within an individual market, price point, property type, location, views and amenities can significantly affect activity.
That’s why I encourage buyers and sellers to look beyond broad headlines and focus on the market that actually applies to their property and their goals.
One theme I continue to see is that buyers and sellers are becoming increasingly comfortable making decisions based on their own circumstances rather than trying to predict the perfect moment to enter the market.
Waiting can have a cost, too.
For buyers, the right home may not still be available six months from now. For sellers, market conditions are only one part of the equation. A move may also be driven by lifestyle, family, investment objectives or simply deciding that the time is right for something different.
A thoughtful real estate decision should begin with your goals — and then use the market data to help determine the best strategy.
Affluent Buyers Continue to Look to Resort Markets
Another interesting trend highlighted in this month’s Sierra Insider is continued interest from affluent buyers in resort and waterfront markets.
That’s particularly relevant here in the Reno-Tahoe region, where lifestyle has always been an important part of the real estate equation.
People aren't simply purchasing a house. They're often choosing a particular way of living — proximity to Lake Tahoe, skiing, hiking and biking, golf, boating, mountain communities, Nevada tax considerations, or simply more time outdoors.
That combination continues to make communities throughout Reno-Tahoe appealing to primary-home buyers as well as second-home and luxury buyers.
August Is a Great Month to Enjoy Reno-Tahoe
Of course, living here isn't only about real estate.
August brings some terrific events throughout the region.
The Lake Tahoe Shakespeare Festival continues at Sand Harbor through August 23, with this year's productions including Macbeth and The Heart of Robin Hood. It remains one of Tahoe's most memorable summer experiences — live theater in an incredible lakeside setting.
In Reno, the Reno Antique Faire takes place August 16, transforming downtown into an open-air marketplace with more than 150 vintage and antique vendors along with local food and beverage trucks.
Later in the month, the Truckee Pro Rodeo, August 27–29, brings three days of rodeo action and Western tradition to McIver Arena, including bull riding, bronc events and a kickoff concert.
And just beyond Reno-Tahoe, Burning Man returns to the Black Rock Desert August 30 through September 6, once again transforming the desert into the temporary community of Black Rock City.
It’s a great reminder of just how much there is to experience here — and why so many people are drawn to this part of the country.
Looking Toward Fall
August always seems to go quickly.
Soon, summer visitors will begin heading home, school routines will return, temperatures will cool and our mountain communities will start transitioning toward another beautiful fall.
For homeowners, this can also be a useful time to reassess plans for the remainder of the year.
